When Should You Replaster Your Walls?

Not every crack or mark on your walls means you need to replaster. But some signs definitely indicate it's time to call a plasterer. This guide helps you identify when walls genuinely need replastering versus when a simple repair or fresh coat of paint will do.

Signs Your Walls Need Replastering

1. Blown or Hollow Plaster

What it looks like: The plaster sounds hollow when you tap it, may bulge outward, or feels soft/spongy to touch.

What's happening: The plaster has detached from the wall behind. The bond between plaster and substrate (brick, block, or lath) has failed.

What to do: Blown plaster needs to be removed and the area replastered. Small patches can be repaired; large blown areas may need the whole wall done.

Tip: Walk around your room tapping the walls with your knuckles. A dull, hollow sound indicates blown plaster. A solid sound means the plaster is still bonded.

2. Large or Deep Cracks

What it looks like: Cracks wider than a few millimetres, cracks that follow a pattern (like stair-stepping through brick joints), or cracks you can fit a fingernail into.

What's happening: This often indicates structural movement – the building has shifted slightly and the plaster can't flex with it.

What to do: Before replastering, it's worth checking if the movement is ongoing. Old, stable cracks can simply be repaired. Active movement may need investigation by a structural engineer first.

Note: Hairline cracks are usually just cosmetic and can be filled and painted without replastering.

3. Damp Patches or Water Staining

What it looks like: Discoloured patches, tide marks, bubbling or peeling paint, mould growth, or a musty smell.

What's happening: Water has got into the wall – from a leak, rising damp, condensation, or penetrating damp. The plaster has absorbed moisture.

What to do: Fix the source of the damp first. There's no point replastering until the underlying damp issue is resolved. Once dry, the affected plaster usually needs removing and replacing.

Important: Plastering over damp traps moisture and makes problems worse. Always identify and fix the cause before any plastering work.

4. Crumbling or Sandy Surfaces

What it looks like: The surface feels gritty, leaves residue on your hands, or comes away when rubbed.

What's happening: The plaster is deteriorating – either from age, poor original mix, or moisture damage.

What to do: Crumbling plaster can't be painted over successfully. It needs removing and replastering.

5. Bulging or Sagging Areas

What it looks like: Visible bulges, dips, or waves in the wall surface. Particularly common on ceilings.

What's happening: The plaster has detached and is only held by paint layers, or on lath-and-plaster ceilings, the plaster keys have failed.

What to do: This needs urgent attention – bulging ceilings can collapse. The area needs replastering, and with older lath ceilings, overboarding with plasterboard is often the best solution.

6. Multiple Layers of Old Paint and Filler

What it looks like: Thick, uneven surface with visible brush marks, lumps, and areas of different texture.

What's happening: Years of paint and filler have built up, creating an uneven surface that's hard to decorate well.

What to do: A skim coat can create a fresh, smooth surface over the old finish. This is often more cost-effective than stripping and gives better results than yet more paint.

Signs You DON'T Need to Replaster

Don't waste money replastering if you don't need to. These issues can usually be fixed without a plasterer:

  • Hairline cracks – Fill with flexible filler and repaint
  • Small holes from picture hooks – Fill with interior filler
  • Minor scuffs and marks – Sand lightly and repaint
  • Paint peeling (on otherwise sound plaster) – Strip paint and repaint
  • Textured wallpaper you don't like – Strip and re-wallpaper, or skim over

Full Replaster vs Skim vs Patch Repair

Not all plastering problems need a full replaster. Here's when each option makes sense:

Patch Repair

Best for: Isolated damage – a small blown area, one crack, or a hole.

The damaged area is cut out and new plaster applied. Cost-effective if the rest of the wall is sound.

Skim Coat

Best for: Walls that are structurally sound but have a poor surface – uneven old plaster, artex, multiple paint layers.

A thin finishing layer is applied over the existing surface. Quick, cost-effective, and provides a perfect smooth finish.

Full Replaster

Best for: Extensive blown plaster, severe damp damage, or very old/deteriorated plaster throughout.

The old plaster is removed and new basecoat and finish applied. More expensive but provides a completely fresh start.
